ukland.com announce completion with Linden Homes on new £60m GDV project
Leading land planning and development consultancy hugely pleased to deliver much
needed new proposed housing scheme in Stotfold, Bedfordshire.
ukland.com are pleased to announce their latest land sale completion with major UK
housebuilder Linden Homes. The site on the outskirts of the small Bedfordshire town of
Stotfold has been sold with detailed planning permission as a development scheme
comprising 161 residential units with 53 of these units allocated for affordable housing
much needed within the community.
Acting as lead developers for the scheme, ukland.com have managed the packaging,
promotion and administration of the project from start to finish. The completion with
Linden Homes sees the housebuilder take possession of land with an estimated GDV of £60
million.
Beyond the headline figures, ukland.com are particularly pleased that the project has been
conducted in line with their community and eco-centric ethos. Of particular note is the
inclusion within the deal of £2.6 million in Section 106 grant funding to Central Bedfordshire
Council, the majority to be allocated towards the building of a new school in Stotfold.
The project and securing of planning permission was progressed in close partnership with
Bedford-based architecture, engineering, planning and surveying practice Woods Hardwick.
Tom Francis, Director at Woods Hardwick, commented:
“This [project] was a tremendous team effort, and a great example of the multidisciplinary
approach Woods Hardwick brings to our clients.
“Overcoming landscape, ecology, surface water flooding and noise issues raised during the
application, our approach and the overall application achieved the aspirations for this site,
bringing forward new homes for Bedfordshire.”
ukland.com CEO Kevin Heaney echoed these thoughts, adding:
“We were delighted to work closely with both Linden Homes and Woods Hardwick to bring
forward an application to committee that received a unanimous decision for a resolution to
grant planning.
“Everyone involved worked extremely hard together in order to deliver a site that will be a
great addition to the town of Stotfold and provide much-needed housing in the area.”
ukland.com is now looking to provide further opportunities for housing development within
Bedfordshire through similar schemes. The business has identified the county as an area of
huge potential for residential developments designed to meet the needs of families looking
for great locations and local amenities.
